Notes

20If applying for a permit to demolish a dwelling with no replacement building, a letter must accompany the application explaining the reasons for no replacement. It will be reviewed by the Manager, and a report may be submitted to Community Council (or City Council for properties in the former municipality of York) for their decision.
21If applying to demolish one or more residential dwelling units, additional requirements and alternative approvals may be required. Refer to Chapters 363 and 667 of the City of Toronto Municipal Code.
22Applications within the former City of York may require a Beautification plan if NO replacement residential or non-residential building is anticipated. This is solely at the discretion of Community Council.
23Disconnecting from City services is not taken care of through the demolition permit process. The applicant must contact individual agencies and/or departments to pursue the disconnection of services as required.
24When any work is performed on a "party wall" that will affect or impact the existing party wall, a separate permit application form (Application for a Permit to Construct or Demolish) is required for each respective property. Permits involving party walls require authorization of the adjoining property owner(s) under the declaration section of the application form.
25Additional documents and studies may be required depending on the construction methodology. For example: an Environmental Building Audit including a Dust Control Plan is required if answering YES to any question #6–#12 on the "Demolition Permit Application Checklist"; a pre-condition survey is required if answering YES to Section C item 10 of the Vibration Control Declaration form.

Submission requirements for building permit application are governed by Article 3 of Toronto Municipal Code, Chapter 363. This checklist identifies the scope of information typically required to support processing of this type of application in accordance with Chapter 363. Nevertheless, it is the responsibility of the applicant to consult with the approval authority prior to application submission to confirm the submission requirements for more complex applications. This checklist is not intended to be exhaustive. Other information necessary for the complete review of the building permit submission may be required by the Chief Building Official and in accordance with § 363.
